Charging at office buildings — common questions

Who is allowed to charge on site — staff, tenants or visitors?

All three, cleanly separated. User profiles in the app define who charges at which tariff: staff at a reduced or tax-free rate under §3 Nr. 46 EStG, commercial tenants via the service charge settlement, visitors at a guest tariff.

Is there a taxable benefit if employees charge for free?

No. Charging power provided by the employer at company premises for electric vehicles is tax-free under §3 Nr. 46 EStG — unlike home charging, no per-kWh evidence is required.

What happens when everyone arrives at once in the morning?

That is exactly what dynamic load management is for. Available connection capacity is distributed across active vehicles instead of permanently reserving full power per charge point. Office sites typically have long dwell times, which makes that distribution uncritical.

Do we need Eichrecht if we do not bill for the electricity?

Only where billing happens. Free charging for staff with no money changing hands does not require it. As soon as commercial tenants or visitors pay, it applies.
